BUYER'S PREMIUM: A 5% Buyers premium will apply to all successful winning bids. When we started doing online auctions, our goal was to avoid having a buyer's premium. Unfortunately over the last few years, costs of supplies, packaging materials, fuel and everything else has continued to go up. We also have made the decision to provide health insurance, to take care of our current employees and attract quality candidates to help us grow that's a substantial cost for our business.
We want to continue to offer top quality service, including wrapping and/or boxing orders, having ample load out help during pick up, no convenience fees for credit cards, a top tier auction software with app, a nice off-site location option and more.
In order to continue the quality service and provide quality employment we've made the decision to implement a 5% buyer's premium. Our goal is to keep this cost as low as possible for our buyer's (industry standard is 18-20%). This small percentage doesn't begin to cover these costs, however, they will help offset the added costs we've seen over the last few years.

TERMS AND CONDITIONS for Armstrong Family Estate Services and www.kansasestateauctions.com. This is an online auction bound by all legal rights and remedies in the state in which the auction occurs. Do not bid if you cannot agree to the terms of this contract or are not able to pay and pick up the items within the specified terms of each auction.
PREVIEW: A lot preview will be available by appointment only. We encourage you to take a look at items you are interested in bidding on. Please call or text Jeremy at 785-383-0820.
LOCATION: An address will be provided to successful bidders. The approximate location will be listed in the Auction Heading.
PICKUP: There will be multiple pickup dates available to pick up. The pickup dates and times will be stated in the auction information. You can always double check the pickup days in each auction by looking at lot 1B. We schedule pickups and when you receive your invoice, you will be able to find a link to sign up for a pickup time. The website for signing up is http://pickup.kansasestatesales.com/ . This is where you will find address, pickup dates, times and other relevant information in regards to pickup. PAYMENT: All purchases will be invoiced at the completion of the auction. If items are to be shipped or delivered, you will be invoiced for shipping, packaging/handling, and/or delivery charges at the completion of the auction. You may pay this invoice online with credit / debit card or cash on scheduled pickup. If you fail to pay by the invoice due date, Armstrong Family Estate Services will charge the Credit Card on file for your invoice amount.
REMOVAL: Items MUST be picked up at scheduled pick-up date and time. If you are unable to pick up during that time, you MUST contact us before bidding to see if other arrangements are possible. Failure to remove purchased items during scheduled pick-up time or a previously scheduled time will result in a $5.00 to $25.00 storage and/or transfer fee dependent on invoice size to our warehouse. Items will be required to be picked up at our next warehouse sale’s scheduled pick up. Items remaining at our warehouse after the next warehouse pick up will be considered abandoned. Ownership of item will then revert to party with primary vested interest in the item to sell or dispose of item as it sees fit. Any funds paid shall be forfeited to satisfy terms of sale. The buyer agrees to pay all deficiencies, legal, collection and other fees including transportation and storage expenses associated with delinquent accounts or abandoned/forfeited items. Fees remain applicable.
LOADING: We will do our best to assist with loading. Please bring adequate loading help and a vehicle equipped to haul items.
SHIPPING: Shipping is available for small items only. We package items on the last day of local pickup and will ship any items within 10 days after payment is received after auction completion.
DELIVERY: Delivery is available. Contact us for cost and availability PRIOR to bidding. If delivery is possible, we will arrange a delivery time and date that is acceptable to both parties to take place within 10 days after completed payment after completion of the auction.
DYNAMIC/STAGGERED CLOSING: Auctions at www.kansasestateauctions.com will operate with one item closing at a time on a rolling staggered basis. Bidding will end when the timer reaches 0. If an item receives a bid within 10 minutes of closing the item will reset for an additional 10 minutes giving the other buyer time to respond. We reserve the right to change the way an auction functions.
WINNING BIDDER NOTIFICATION: Invoices will be sent by email after the conclusion of the auction. It is the buyer’s responsibility to check your PAST BIDS page for items won and invoices regardless if you have received an email. IF you believe you won an item and it is not showing in your PAST BIDS page, you must notify Armstrong Family Estate Services by email or phone no later than 9:00 a.m. the day following the auction ending.
CAUTION TO THE BIDDER: We at Armstrong Family Estate Services will do our best to ensure the descriptions are accurate the photos represent the items accurately, listing and showing all flaws. If you believe there is a discrepancy in a listing or a listing does not match the photo, the item won will match the description, and you should contact us for clarification.
WARRANTY & CONDITIONS OF ITEMS SOLD: All items are sold AS IS, WHERE IS, with NO WARRANTY expressed or implied. Bidder inspection is encouraged. By placing a bid, bidder signifies that they have examined the items to their satisfaction, or that they have chosen not to personally examine them.If you have questions about the condition, completeness, or suitability for intended use, please contact us for clarification and bid accordingly. We will answer all questions to the best of our ability. If you bid on the wrong item or decide an item is not suited for your intended use, that is NOT a valid reason to not complete the sale. Once bidding ends, the item is contractually sold to the highest bidder and that item is the buyer’s property. Any controversy or claim arising out of or relating to this contract and/or agreement, or breach thereof, shall be settled by arbitration in accordance with the Commercial Arbitration Rules of the American Arbitration Association, and judgments upon the award rendered by the arbitrator(s) may be entered in any court having jurisdiction thereof.
LIABILITY: Armstrong Family Estate Services and Seller’s liability shall be limited to the refund of bidder’s purchase price.
LIMITATIONS: The above-stated Terms and Conditions for Armstrong Family Estate Services cannot be altered except in writing by Armstrong Family Estate Services.
